Yes, and for most centre tenancies it is the only workable option. We price after-hours labour openly rather than burying it, and we allow for the centre's delivery, lift-access and waste-removal rules in the programme.

What is the shortest tenancy you have turned around?

A floor and counter front under 60 m² can be done in a few days using rapid-set systems and staggered shifts. It is achievable, but it has to be planned that way from the start rather than compressed at the end.

Who is responsible for the floor level at the mall threshold?

It gets agreed before we start. We take levels off the mall floor and the tenancy slab, confirm the build-up in writing with the shopfitter and the project manager, and flag any level difference that would need a ramped transition.

The package

Retail fit-out is programme work. The lease start, the landlord's access hours and the opening date are all fixed before the tiler is appointed, and none of them move. The tiling package usually sits between the shopfitter and the flooring contractor with a window measured in days.

The other constraint is the shopfront. A retail floor is read from the mall, straight down the centre of the opening, so the set-out has to reference the shopfront line and the tenancy grid rather than the back wall. Get that wrong and a perfectly flat floor still looks wrong to everyone walking past.

Set-out from the shopfront

Full tiles land at the opening and cuts go to the rear wall or under the fixtures. We dry-lay against the shopfront line before anything is bedded, because that is the sightline every customer uses.

Landlord access rules

Trading centres restrict noise, deliveries, lift access and waste routes. We build those restrictions into the programme at tender rather than discovering them on day one and asking for an extension of time.

Fast-track adhesives and grouts

Where the programme demands foot traffic the next morning, we specify rapid-set adhesive and grout and price them properly, instead of standard products rushed and then blamed for lifting.

Coordination with the shopfitter

Tiling, joinery and flooring overlap in a tenancy. We agree the finished floor level and the junction details with the shopfitter in writing before we start, so the joinery lands on a floor it fits.
