The package

Multi-unit residential is the most document-heavy tiling work there is. Every wet area needs a compliant membrane, every membrane needs evidence, and the building consent authority will want that evidence unit by unit rather than as a general assurance that the job was done properly.

Acoustic performance sits alongside it. Inter-tenancy floors have to meet the impact insulation requirements in the building consent, which means the underlay system is part of the tiling package and has to be installed exactly as tested — correct product, correct perimeter isolation, no bridging at the skirting. We treat the acoustic layer as a compliance item, not as a sheet that goes down before the tiles.

A membrane record for every unit

Each wet area is photographed at primer, at first coat, at second coat and at flood test where specified. The images are filed against the unit number so the record can be produced at CCC without reconstructing anything.

Acoustic underlay installed as tested

Impact insulation only performs if the system is installed the way it was tested — the specified product, perimeter isolation at every wall, and no rigid bridge at the skirting or the door threshold.

Repetition across typologies

A tower has a handful of unit types repeated hundreds of times. Each type gets its own set-out sheet, approved once on a control unit, and then produced against that sheet rather than reinterpreted floor by floor.

Falls that actually reach the waste

Shower falls are set in the screed and checked with a level and water before the membrane goes on. A shower that ponds is the single most common defect in multi-unit handover, and it is entirely preventable.
